Manager’s Messages

Community Painting Project

The Association will begin the community wide painting project on November 25th.  The project is expected to last six (6) to nine (9) months.  On page two (2) is the schedule by unit or street.  If you see that your street is listed without addresses, that means the date listed is the estimated start date for the units in that street.  The Association will not be accepting requests to change the estimated start date.

Three (3) to five (5) days prior to the start of your building painting, you will receive a notice on your front door from Premier Painting of the confirmed start date.  Please note, the start dates are estimates as weather could cause significant delays.

Prior to the start of the painting of your unit, make sure the following is done within the timeline provided.

  • At least 14 days prior to your estimated start date, make sure that Management has the correct color scheme for your unit by referencing the color scheme list in the clubhouse windows or on the Association website at . Changes will be locked 14 days prior to your estimated start date.  No exceptions.
  • At least 14 days prior to your estimated start date, make sure that all termite work and wood replacement work is completed.
  • At least 7 days prior to your estimated start date, make sure that all items are removed from the exterior walls.
  • At least 5 days prior to your estimated start date, make sure that all personal items, including furniture, foliage and potted plates is at least four (4) feet away from the exterior walls and trellis’s.

If the painting company must remove any items from the exterior walls or move personal property to be able to paint, they will not be responsible for any damage caused to it and will be charging the Association to move it, which would be billed back to the owner/resident.

We recommend that all owners verify that their color scheme are listed correctly on the Color Scheme List located in the clubhouse window and on the Association’s website at

The Board thanks you for your cooperation in making the upcoming painting project a success.  If you have any questions, please e-mail and/or call Ryan Darby at Action Property Management, or 949-450-0202.

Mail & Package Theft Prevention

To protect your mail and packages from theft, below are some helpful hints.

Package Theft Prevention

· Always track your package deliveries so that you know when they are estimated to arrive at your home.

· Make sure that someone is home to receive the delivery, or that a trusted neighbor is available to receive the package on your behalf.

· Never leave your deliveries unattended in front of your door.

· If they are delivering a package, make sure they leave it in front of your door and not in front of the building entrance.

· Always require a signature when having items delivered.

Mail Theft Prevention

· Always use a U.S. Postal collection box or deposit your mail inside your local post office.

· Whether you have a home mailbox or use a post office box, you should always collect your mail on the day it is delivered. Never leave it in your mailbox overnight.

· Mail thieves look for bank statements and credit card bills, which can be used to create counterfeit checks or fake identifications.

· Thieves also look for personal checks enclosed in utility bills or other payments. Thieves take these stolen checks, remove the ink, and then fill out the blank check with their name and desired amount.

· Never send cash or coins through the mail.

· When reordering checks, have them sent to your bank.

· When you travel, ask a trusted friend or neighbor to pick up your mail or have the post office hold your mail.
